All rooms include en-suite bathroom with walk-in shower, tea and coffee tray, refrigerator, LCD Flat Screen TV with DVD & CD player, digital safe, ceiling fan, ADSL cable connection, desk/dressing table and fresh 100% Percale cotton bed linen Own direct access to the pool and patio areas. There are no facilities for extra beds in the rooms. maximum number of guests is 2.

Note we kindly request your estimated time of arrival at the latest the day before arrival in order to ensure prompt access, we accept no responsiblity should this request not be adhered to. Should your arrival time be outside these times then please contact us before booking.
Smoking.
We operate a no smoking policy in the house and in the bedrooms. However guests are welcome to smoke around the pool, garden or patio areas.

full refund less 10% costs
30-22 days prior to arrival:
25% of full booking amount payable
21-15 days prior to arrival
50% of full booking amount payable
14-8 days prior to arrival
75% of full booking amount payable
Cancellation within 7 days of the confirmed arrival date or non-arrival without prior communication, then the full amount of the booked accommodation will become payable.
We reserve the right to reallocate single guests to rooms to suit our requirements We reserve the right to re-allocate guests to rooms at the same rate again to suit our requirements. We reserve the right to charge for breakages For the World Cup, different conditions apply for rates, deposit and cancellation fees together with room allocations i.e please check whether the room booked is double or twin as there are some modifications during this period which do not always reflect on online booking systems!
